Our history: Grade II listed venue in Hayes

1880s – Beginnings

1880s – Beginnings

Our story starts with Walter Maximilian de Zoete, who built Warren House in a Flemish style marked by stepped gables — an uncommon flourish in England. The name “Warren” comes from the rabbit-run valley just west of the house.

1885 – Expansion

The lease passed to Martin R. Smith, who expanded the estate by 16 acres and added a new wing, billiards room, cottages, a summer house, and glasshouses.

1909 – New stewardship

Sir Robert Laidlaw, M.P., acquires the estate.

1914 - 1918 – Wartime hospital

1914 - 1918 – Wartime hospital

Sir Laidlaw loaned the property to the Red Cross, donating £25 per week, a fully equipped operating theatre, the service of five staff, and produce from the gardens. Warren House sheltered 630 patients during its years as an Auxiliary Hospital.

1920 – Recognition

A War Office certificate from July 1920 acknowledges this service, bearing the signature of Sir Winston Churchill.

1934 – Community ground

1934 – Community ground

The estate was purchased for police use as the fourth and final sports ground serving London’s districts, completing a programme initiated by Lord Trenchard and backed by the Police Sports Fund. From that moment, The Warren became a home for sport, fellowship, and local gatherings — the heart of the Metropolitan Police Hayes Sports Club.

The Hobbit opened as a sports pavilion by Commissioner Sir Kenneth Newman.

1989 – The Coney Suite opens

1989 – The Coney Suite opens

Coney Suite opened; designed by Raymond Smith & Associate Architects and built by R. Mansells Ltd.

1994 – The Wickhams is created

1994 – The Wickhams is created

Wickhams created by converting three first-floor classrooms into a 50-seat dining suite with cocktail bar.
